Executive Office — Downtown Dubai

About the project

This project involved furnishing a five-room executive office in Downtown Dubai. The space was designed as a dedicated area for hosting clients and high-level meetings — separate from the company’s main workspace on a different floor. The goal was to create something that felt warm, moody, and polished — an environment where the leadership team could meet clients and feel confident in the space around them.

Each of the five rooms serves a different purpose: a CEO office, a private lounge, an entertainment room, a formal conference room, and a shared co-working area with individual offices. Together, they form a self-contained executive floor that balances function with a clear sense of quality.

The Challenge

The client had a strong vision from the start. They had already worked with a designer who put together a full specification — but the cost of those selections was well beyond what the budget allowed. They needed to achieve the same look and feel, with the same level of quality, at a price point that actually worked.

On top of that, the fit-out was being handled by a separate contractor, which meant we had to coordinate furniture delivery and installation around an active construction schedule. Timing was tight, and there was little room for delays.

Our Approach

We approached this through value engineering — keeping the original design intent intact while finding smarter ways to source. Through our network of Italian manufacturers, we identified handmade, high-quality alternatives that matched the aesthetic the client was going for, just at a better price.

Some of the brands we brought in weren’t previously available in Dubai. Through direct relationships and strong contacts in the industry, we were able to source and import pieces that would have otherwise been difficult to access in this market. We managed the entire process end to end — from selection and procurement to international shipping and on-site installation.

Brands featured across the space include i4 Mariani, De Castelli, Maxalto, Laura Meroni, Forma&Cemento, and Fantoni, along with select Italian leather furnishings chosen for their comfort and craftsmanship.

We also had a custom rug produced locally in the UAE. The client had fallen in love with a specific design from a high-end manufacturer, but the cost didn’t fit the budget. We worked with a local artisan to recreate the design with the same level of quality — a one-of-a-kind piece made right here in the Emirates.

Highlights

Executive Suite

The CEO’s office is anchored by an i4 Mariani executive desk paired with a De Castelli sideboard — a combination that sets the tone for the rest of the space. Clean lines, solid materials, and a presence that feels substantial without being overdone. Adjacent to the office, a private lounge is fully furnished with Italian leather seating, offering a more relaxed setting for informal conversations or a quiet moment between meetings.

Entertainment Room

This room was designed for hosting in a more casual way. A generous Maxalto sofa takes centre stage, complemented by a Laura Meroni coffee table and matching side table that bring warmth and texture to the space. A De Castelli TV unit ties the room together — functional, but with the same level of detail and finish as the rest of the floor.

Conference Room

The formal meeting space features a large De Castelli conference table — a real statement piece that commands the room. It’s surrounded by Italian leather chairs that are comfortable enough for long meetings while maintaining a clean, professional look. This is where the bigger conversations happen, and the furniture reflects that.

Entryway

First impressions matter, and the Forma&Cemento console table in the entryway does the job well. It’s a bold, textured piece that signals the quality of what’s to come — simple, but memorable.

Private Offices & Co-Working

The individual offices are furnished with Italian leather desks and chairs — understated but well-made. The co-working area features Fantoni workstations, balancing a more modern, functional setup with the overall warmth of the floor. It’s a practical space that still feels connected to the rest of the design.
